How optional pool-heat fees work on Airbnb

A current checklist for disclosing optional pool heat, confirming guest opt-in, requesting payment through Airbnb, and keeping the booking record clear.

For ordinary Airbnb home stays, optional pool heat should be visible to the guest before booking and collected inside Airbnb after the guest opts in. Do not treat a separate cash, card, or payment-app request as a harmless shortcut.

Current rule summary: Airbnb says optional add-ons must be clearly stated in the listing before booking and paid through the Resolution Center. Limited exceptions exist, including qualifying hotel workflows and certain authorized arrangements. Recheck the live Help Center before relying on an exception.

1. Disclose the option before booking

Explain that pool heat is optional, what it provides, how the fee is determined or quoted, and any material operating limits. Put the disclosure where a prospective guest can see it before reserving, not only in a post-booking message.

A disclosure is not the same as guest consent. Keep the pool unheated unless the guest affirmatively chooses the add-on or the listing clearly includes it in the booked price.

2. Confirm the guest's choice in Airbnb messages

State the quoted amount, the intended heating dates or operating window, and any weather or equipment limitation. Ask the guest to confirm before you send the payment request. Keeping the conversation in the reservation thread creates a clearer record for both sides.

3. Use the Resolution Center for the optional fee

Airbnb's current Help Center says hosts must collect optional fees through the Resolution Center, while hotels may have a direct-collection exception. A host can request money before the confirmed reservation starts. Follow the reason and note fields shown in the live request flow.

4. Do not use the Resolution Center for reservation alterations

Airbnb distinguishes optional add-ons from changes to nights, guest count, or pet count. Use the Change reservation tool for reservation alterations rather than trying to collect those amounts as an optional amenity request.

5. Record the operating result

After the stay, record the fee collected, estimated cost, actual energy or runtime evidence available, and any guest issue. Keep guest names, reservation codes, payment details, and other unnecessary personal data out of local operating files.

A compact host checklist

  1. Listing disclosure is visible before booking.
  2. Guest has affirmatively opted in inside Airbnb messages.
  3. Fee, dates, and operating limits are confirmed.
  4. Optional-fee request is sent through the Resolution Center.
  5. No off-platform payment route is offered or requested.
  6. Reservation changes use the Change reservation tool.
  7. Actual result is logged without unnecessary guest data.
